Carol Wolff, Senior Project Manager

Ms. Wolff, M.S., is responsible for the development, management, and execution of environmental investigation projects by AEM Group. She specializes in environmental due-diligence and environmental risk management services related to commercial real estate transactions.
She has conducted hundreds of Phase I environmental site assessments (ESAs), transaction screens, baseline environmental assessments (BEAs), and multinational due-diligence investigations for new purchase, refinance, and foreclosure situations.
Ms. Wolff has developed, managed, and performed asbestos, PCB, and lead-based paint inspection and assessment programs for large-scale governmental, industrial, and medical facilities, as well as commercial, office, and multiple-dwelling residential facilities. She has conducted facility compliance assessments, indoor air quality investigations, and provided oversight and quality assurance/quality control for environmental projects.
Nicholas Marcelletti, Senior Geologist

Mr. Marcelletti, M.S.G., is a licensed professional geologist (PG) in 10 states. He is a certified underground storage tank professional (CP) in the State of Michigan. Mr. Marcelletti is responsible for managing site investigation (Phase IIs) and remediation projects.
He is skilled in soil gas investigations, remedial activities, wellhead protection, conducting wetland assessments, and landfill work. Mr. Marcelletti has prepared brownfield work plans and conducted brownfield site assessments for many facilities ranging from an abandoned landfill to metal fabrication plants to a foundry. He has worked as consultant for the USEPA for Superfund and as an USEPA-trained emergency responder, including assisting in the recovery of the components of the space shuttle Columbia.
